Property Preparation Updates and My Actifit Report Card: April 13 2025
I am back in Seattle and back to getting my home ready for sale in the spring market.
There has been a lot of progress made even while we were traveling to New York. As you can see in the picture above, I have a new cedar fence instead of the old falling down rotten fence.
You can kind of see the old fence above on the left with some rotten boards lying on the ground.
Originally, my neighbor agreed to split the cost of the fence half in half, but as soon as he realized that I was selling the property he pulled out saying he doesn't think that the falling down fence should be replaced and that he is against it.
Naturally, all because he doesn't want to pay. I told him it was OK and I would take care of it and never heard any more objections 😀
The new deck is well under way as well, with about half of the deck being framed right now.
The other half has my grill and some planters.
The deck is going to take another week and is probably going to be the most expensive fix on this property. But it had to be done as the old one had completely rotten and was not structurally sound.
The deck and the roof, which was the other expensive fix, were the reason two insurance companies dropped me, and I decided to finally sell the place before the loan was to be called by the bank.
As you can see, half the deck is still old and would have to get replaced as well.
But, the roof and new gutters are now in place. One less thing to worry about when the inspection will take place.
That new and darker shade roof sure looks much nicer than the one the inspector said will last a year or two thirteen years ago...
Tulips are in full bloom. Unfortunately, we will not have time to visit the Tulips Festival this year.
Inside the house painting is in the full swing. It should look much nicer inside when there is a fresh coat of paint.
I did some gardening and landscaping, replanting the flowers from the in the ground containers into the ground.
I will later level the ground and put in fresh bark so that gated entry looks nice.
The picture above is before I took the plastic planters out.
I also did some weeding and put out yard waste, recycling, and trash, which were all full after I was done with property cleanup.
The grass has overgrown while I was away, so I had mowing task as my top priority.
I have easily exceeded fifteen thousand steps doing all of this. So I will be posting the big number tomorrow.
Splinterlands token SPS is showing up on the top gainer list along with a bunch of meme coins.
It is off its day high of over 1.1 cents, but still holding on above one cent, which is great considering that recent lows were under half a cent!

Progress, my friend!👍😊
It will look very nice, It should sell quickly!😊
Hopefully :) As long as we don't hit some snags with inspection and stuff... So far good progress on everything.
Here’s hoping everything goes well for you, my friend!👍😇😊
Getting ready to sell a home is indeed a lot of work. Even when completed, you have to stay on top of the grass and generally keep the home in a perpetual state of 'neatness' in the anticipation of potential buyers!
That being said, are you planning on staying in the area, or relocating to another part of the country all together? It would be hard for me to give up the view you have across the water for sure!
Excellent job with your 10008 @actifit steps for the day. Take care!
I am staying put in Seattle area :)
😎👍 Take care!
Wow what a lovely property with some great view out back. It's good to see the improvements being done around the house. Wishing you success in selling it. Thank you for sharing this with us. Happy week ahead!
